WHAT DO WE PROVIDE?
Westridge Management
provides a full and comprehensive list of services to ensure a trouble-free ownership and that your property is well-maintained. The list of services we currently provide include:
  • Management - Day-to-day management of your property, overseeing 3rd party contractors, booking administration, 24/7/365 emergency call-out
  • Maintenance - Checks are carried out on an on-going basis and repairs promptly addressed to ensure a trouble-free living environment
  • Security - Regular checks of your property are carried out to ensure the property is safe and secure 
  • Cleaning - Westridge Management prides itself on the extremely high standard of cleanliness of all the homes we manage thus ensuring the greatest customer satisfaction 
  • Pool Servicing - Pools are regularly checked regardless of occupation to ensure cleanliness and chemical balance. Should a problem arise this will be resolved soonest so that minimum inconvenience is experienced by owners/guests 
  • Lawn Service - The garden, trees, and shrubs of your property are maintained regularly so they look their best at all times
  • Pest Control - Carried out regularly around the perimeter of the property to prevent damage from pests
  • Lawn Pest Control - Lawns and gardens surrounding the property are regularly sprayed to prevent damage from pests
  • Marketing - Properties managed by Westridge Management are marketed for rental income through our own website free of charge and on our UK associates website for a small fee to contribute to their International marketing campaign 
  • Furniture Packs - we can assist new owners to furnish & decorate their property at discount prices due to the excellent working relationship we have built with major suppliers 
  • Licensing - Assistance will be given to owners to ensure the necessary property inspections are carried out and State licenses are obtained
  • Fire Inspections - Annual inspections of properties and fire extinguishers are arranged and carried out by a fully qualified Fire Safety Officer
  • Discount Flights & Car Hire - Westridge Management can now offer owners and guests staying at their villas great deals on car hire with many airport based Car Rental companies. Do the charges levied by Westridge Management for their services represent good value for money?
The service package we offer has been put together to offer the most comprehensive service at the most realistic price, which we believe to very competitive. We offer services that other property management companies don't and we always carry out our services diligently and thoroughly to ensure as much of a trouble-free ownership as possible. We have numerous satisfied homeowners and some of their comments can be seen in our Testimonials section on this page.

Does Westridge Management provide guarantees of rental income?
The travel and tourism industry is very unpredictable and can vary from year to year dependant on many factors such as economy, weather, world events, etc. Here in Florida the events of 9/11 in New York 2001 and the hurricanes that swept across the state in 2004 had a huge impact on the travel and tourism industry. Therefore, because of this unpredictability Westridge Management cannot guarantee rental income to homeowners but will work for the homeowner along with its professional affiliates to secure as much rental income as possible if required.

Can Westridge Management sort out all my taxation matters?
As we all know taxation is a personal issue and a very complex subject. Differences between UK and US taxation system are numerous and as such it is in our opinion better dealt with by a fully Certified Public Accountant (CPA). Westridge Management has established a good working relationship with a local CPA and many of our homeowners now use the services that they provide. They are available and willing to advise and deal with any taxation matters you may have. Please do not hesitate to contact us if you require details of the CPA.

How will I know what is happening with my property as I am so far away?
Westridge Management prides itself on the communication and trust it has built up with the homeowners of the properties they manage. They will be updated on any issue that arises with their property as and when required and if it effects the homeowner on a financial basis then permission will be sought prior to proceeding with any repairs/replacements. Also there is a monthly newsletter available to homeowners on the Website and this will include updates, news, recommendations, etc. So all-in-all the distance across to the UK is bridged as much as possible through numerous lines of communication, which is something our homeowners appreciate.

Will my telephone bill be excessive during guests' stay in the villa and will they have access to the Internet?
We advise all of our homeowners to limit the calls allowed to be made by guests to those that are free and necessary such as emergency 911 calls. This can be done easily by either the homeowner or the management company with assistance of the local telephone service provider. Calls can still be placed by the guest using the telephone in the villa but they will either have to use a pre-paid telephone card or a credit card.

Internet access is not normally available but with sufficient notice at time of booking it can be arranged with the local telephone service provider.

Do I need a license to use my villa for short-term rentals?
Yes there are 2 licenses required and these are the Occupational and State licenses. Westridge Management can assist in having your property inspected and apply for these licenses. This is part of the service that we provide.

Who can have a property managed by Westridge Management?
Any homeowner in the Disney area of Florida can have their property managed by Westridge Management. If you are a new homeowner just taking over ownership of your property or an existing property owner and looking to change management companies Contact Us and we will assist you in trying to help you find the right agreement to suit your needs.

Who will deal with all of the utility companies if problems arise?
From time to time problems do arise where there is a need to contact the local utility companies. Westridge Management can do this on your behalf if permission is granted to do so and therefore we can ensure these sort of problems are dealt with promptly so as to minimize any impact on guests.
